• Must have closed your initial purchase with an FHA Standard loan.

• Minimum FICO 580 for all qualifying borrowers (640 and above recommended).

• Income documentation is NOT required.

• New appraisal is NOT required.

• Maximum cashout of $500.

• 1-4 unit primary residences.

• No pre-payment penalties.

• Original borrowers cannot be removed.

• Borrower cannot have any late payments in the LAST 12 months.

Waiting Period:

• At least 6 consecutive on-time mortgage payments AND

• 210 days must have passed since the initial home purchase closing date.

VA IRRRL Refinance Eligibility

• Must have closed your initial purchase with a VA loan.

• Minimum FICO 580 for all qualifying borrowers (640 and above recommended).

• Certificate of Eligibility required.

• Income documentation is NOT required.

• New appraisal is NOT required.

• Finance up to 100% of the home’s value.

• No cash out to borrower at closing.

• 1-2 unit primary residences.

• No pre-payment penalties.

Waiting Period:

• At least 6 consecutive on-time mortgage payments AND

• 210 days must have passed since the first payment due date.

USDA Streamline Refinance Eligibility

• Must have closed your initial purchase with a USDA loan.

• Minimum FICO 580 for all qualifying borrowers (640 and above recommended).

• Property must be in an eligible rural area (or was at the time of purchase).

• Income documentation is NOT required.

• Finance up to 100% of the home’s value.

• In some cases, a new appraisal may be required.

• No cash out to borrower at closing.

• 1-unit primary residences only.

• No pre-payment penalties.

• Borrower cannot have more than 1 late payment in the LAST 6 months.

Waiting Period:

• At least 12 consecutive on-time mortgage payments.

Conventional Refinance Eligibility

• Minimum FICO 620 for all qualifying borrowers (700 and above recommended).

• Finance up to 95% to 97% of the home’s value.

• In some cases, the current loan must be owned by Fannie Mae or Freddie Mac.

• In some cases, a homeownership education certificate may be required.

• Income documents are required, and income eligibility limits may apply.

• Maximum cashout of $250 to the borrower at closing.

• 1-4 unit primary residences only.

• No pre-payment penalties.

• Borrower cannot have any late payments in the LAST 6 months.

Waiting Period:

• At least 6 - 12 consecutive on-time mortgage payments must have been made.
